What are New Tampa homes like?

New Tampa is the master-planned northeast corner of the City of Tampa, built out mostly from the late 1980s through the 2000s along Bruce B. Downs Blvd and near I-75. The homes are largely concrete block and stucco, one and two stories, many inside gated or deed-restricted communities with active HOAs.

That makes New Tampa one of the most consistent housing stocks we work in. Many homes are now 20 to 35 years old and still have original builder kitchens and baths, so the remodels we see here are about updating good bones rather than fixing structural problems.

Typical builder features ready for an update

Walk into many Tampa Palms or Hunter's Green homes and you will find similar starting points. The finishes were popular when the homes were new, and most have simply run their course.

  • Raised-panel oak or white thermofoil cabinets
  • Tile counters, early granite or laminate
  • Corner garden tubs with small showers in primary baths
  • Plant shelves, soffits and arched niches
  • Diagonal tile and carpet in living areas
  • Cultured marble vanity tops in secondary baths

How do HOAs affect a New Tampa remodel?

Most New Tampa neighborhoods have HOAs, and some have more than one layer, a master association plus a village or sub-association. Interior kitchens and baths generally do not need architectural approval, but rules on contractor access, work hours, parking, dumpsters and portable toilets almost always apply.

Exterior changes, additions, new patio covers or outdoor kitchens usually need architectural review before the city permit is worth applying for. We help prepare those submittals. Our HOA and condo remodeling guide explains the process.

City of Tampa permits in New Tampa

New Tampa is inside the City of Tampa, even though it is far from downtown, so remodel permits go through the City of Tampa building department rather than Hillsborough County. We pull the permit, schedule inspections and meet inspectors on site. A few nearby addresses with a Tampa mailing address are outside city limits, so we confirm jurisdiction by parcel.

How far is New Tampa from our office?

New Tampa is about 16.6 miles from our Town 'n' Country office, one of the longer trips in our service area. We plan for it by scheduling site visits and inspections ahead of time, and your project manager keeps you updated between visits.

Permits

Who issues permits in New Tampa: City of Tampa

Absolutely incredible transformation! We recently had our bathroom remodeled by Green Home Remodeling, and the results exceeded our expectations! What was once an outdated bathroom is now a beautiful, modern space that looks like something out of a magazine. A huge thank you to Adam, our project manager, for his professionalism, attention to detail, and excellent communication throughout the project. The beautiful marble-look tile, gold finishes, custom shower, and quality craftsmanship made this bathroom truly special. We couldn’t be happier with the final result and highly recommend Green Home Remodeling, especially Adam!
