A small city at the top of the bay

Oldsmar sits at the northern tip of Old Tampa Bay, on the Pinellas side of the county line. Its name traces back to automaker Ransom E. Olds, who backed the town's early development in the 1910s. Today it feels like a small town with Tampa Road (SR 580) as its main artery and parks like R.E. Olds Park and Mobbly Bayou Preserve along the water.

Most homes here were built from the 1980s through the 2000s in planned subdivisions. Some lots near the bay and the bayous sit lower and closer to the water, which brings flood zone questions into some remodeling projects.

Why does the city line matter for your remodel?

Oldsmar is its own city in Pinellas County, so permits generally come from the City of Oldsmar's building division, not Hillsborough County and not unincorporated Pinellas. Forms, fees, inspection scheduling and review times are all set by the city.

Because we work on both sides of the county line, we confirm the permitting authority for every address before we prepare a proposal.

What Oldsmar owners remodel most

Bathrooms are the remodel Oldsmar homeowners search for most. Homes from the 1980s and 1990s often still have original tile, cultured marble vanities and tub-shower combos. Our bathroom remodeling in Oldsmar page goes deeper on what those projects involve.

Kitchens come next. Many Oldsmar homes have open kitchens already, so the work is often about new cabinets, counters, lighting and flooring rather than walls. Owners with covered patios also ask about outdoor kitchens.

Whatever the project, the details that matter most near the water are the same: solid waterproofing in wet areas, good exhaust ventilation and materials that tolerate humidity. We build those into every proposal rather than treating them as upgrades.

  • Primary and hall bath remodels with walk-in showers
  • Kitchen cabinet, countertop and lighting updates
  • Whole-home flooring replacement
  • Outdoor kitchens on covered patios and lanais

If your home is in a FEMA special flood hazard area, a large remodel can trigger the substantial improvement rule. In general terms, if the cost of improvements reaches 50% of the building's market value, the whole structure may need to meet current flood requirements. Kitchens and baths count toward that total.

We cannot tell you your flood zone from a web page, but we can help you ask the right questions early. Our FEMA 50% rule guide explains the basics, and the City of Oldsmar can confirm what applies to your property.

Permits

Who issues permits in Oldsmar: City of Oldsmar

Oldsmar is an incorporated city in Pinellas County, so building permits typically go through the City of Oldsmar, not Hillsborough County. Homes in flood zones may face added review for larger projects. We handle the permit and inspections as your licensed contractor, but confirm current requirements with the city building department for your address.

July 2026 ยท St. Petersburg

Green Construction built a new pool bathroom for us to compliment the new pool we are having built in St. Petersburg Florida. While a small project, an addition to the rear of the home, it still required all the requisite sub- contractors - foundation, framing, walls, roof, plumbing, electric, mechanical, paint, tile and cabinets. The cost was very competitive and fair. Dean managed the project and was fantastic -he communicated constantly with us, coordinated with his sub- contractors efficiently, dealt with St Pete inspectors professionally, and also coordinated with our pool contractor ensuring the bathroom addition was done on time, and it did not interfere with the separate pool construction project. The addition was done so seamlessly that you would never know there was an addition to the home. Dean is very personable , friendly and accommodating. We met each other for the first time at tye pre- construction meeting - strangers at first we have become friends. That is not typically to become friends with your contractor - and I think it speaks volumes about him and Green Construction I highly recommend Green Construction and specifically working with Dean !

FAQ

Remodeling in Oldsmar: FAQ

Have a question we did not answer? Call (813) 536-3976 and talk to a project manager.

Does Hillsborough County issue permits for Oldsmar homes?

No. Oldsmar is in Pinellas County and is its own city, so permits generally come from the City of Oldsmar. We confirm the authority for each address before filing.

How far is Oldsmar from your office?

About 6 miles. Our office is at 6601 Memorial Hwy in Town 'n' Country, just east of the county line.

Will my remodel trigger flood zone requirements?

Only if the home is in a special flood hazard area and the project is large relative to the building's value. We recommend checking your flood zone and talking with the city early when you are planning major work.

Do Oldsmar HOAs need to approve my remodel?

Some Oldsmar subdivisions have associations with rules about exterior changes, work hours and dumpsters. Interior kitchens and baths usually do not need review, but check your community documents, and we will help with any exterior approvals.
