Mature homes under old oaks

Carrollwood grew around Lake Carroll starting around 1960, then expanded into Carrollwood Village and the surrounding subdivisions over the next two decades. Many homes are single-story ranches from the 1960s through the 1980s, set on large lots shaded by live oaks, with some right on the lake.

A lot of these homes have been well cared for by long-time owners, which is exactly why so many still have their original kitchens and baths. The structure is often sound, but the rooms were designed for a different era.

Those oaks bring their own planning questions. Roots, limbs and shade affect where a dumpster can sit, where an addition can go and how much natural light reaches the kitchen. We walk the lot with you before suggesting anything that changes the footprint.

What do we usually find in an original Carrollwood home?

Opening up a house of this age always involves a few discoveries. We plan for them during the estimate so they show up in your proposal instead of as surprises during demolition.

  • Original electrical panels that may need upgrading for modern kitchens
  • Galvanized or early copper supply lines, and cast iron drains
  • Tile set in a thick mortar bed in bathrooms
  • Closed kitchens separated from family rooms by framed walls
  • Terrazzo floors under carpet in some homes

Projects that suit Carrollwood ranches

The kitchen is usually first. Opening it to the family room, adding an island and replacing original cabinets turns a dark, closed room into the center of the house. Our kitchen remodeling team plans the structural, plumbing and electrical changes together.

Bathrooms follow close behind. Many long-time Carrollwood owners want to age in place, so walk-in showers, grab bars and wider doorways are common requests. On larger lots, a bedroom suite or family room home addition can give a family room to grow without leaving the neighborhood.

Remodeling the whole house at once

When the kitchen, both baths and the floors all date from the same decade, doing them as one project often makes sense. One permit, one schedule and one point of contact keep the work organized, and electrical or plumbing upgrades can be done once for the whole house.

Konstantin, one of our reviewers, had a full home renovation in Largo that included the kitchen and bathrooms. That kind of project is what our home remodeling service is built for.

Permits

Who issues permits in Carrollwood: Hillsborough County

Most of Carrollwood is unincorporated Hillsborough County, so permits generally come from Hillsborough County Development Services. A few addresses near the edges may fall under a different authority, so we confirm for each property. Older homes often need electrical or plumbing upgrades that are inspected as part of the permit; confirm current requirements with the building department.

Joseph S.

July 2026 · St. Petersburg

Green Construction built a new pool bathroom for us to compliment the new pool we are having built in St. Petersburg Florida. While a small project, an addition to the rear of the home, it still required all the requisite sub- contractors - foundation, framing, walls, roof, plumbing, electric, mechanical, paint, tile and cabinets. The cost was very competitive and fair. Dean managed the project and was fantastic -he communicated constantly with us, coordinated with his sub- contractors efficiently, dealt with St Pete inspectors professionally, and also coordinated with our pool contractor ensuring the bathroom addition was done on time, and it did not interfere with the separate pool construction project. The addition was done so seamlessly that you would never know there was an addition to the home. Dean is very personable , friendly and accommodating. We met each other for the first time at tye pre- construction meeting - strangers at first we have become friends. That is not typically to become friends with your contractor - and I think it speaks volumes about him and Green Construction I highly recommend Green Construction and specifically working with Dean !

I recently hired Dean from Green Home Remodeling to complete my kitchen project, and honestly, I couldn’t be happier with the results. He completed the entire project in less than three weeks, and the outcome was absolutely amazing. Thank you!

FAQ

Remodeling in Carrollwood: FAQ

Have a question we did not answer? Call (813) 536-3976 and talk to a project manager.

How far is Carrollwood from your office?

About 6.5 miles. Our office is at 6601 Memorial Hwy in Town 'n' Country.

Do I need to upgrade my electrical panel to remodel my Carrollwood kitchen?

Not always, but it is common in homes of this age. We check the panel during the estimate and include any upgrade in the written proposal so you know before work begins.

Can you remodel a lakefront Carrollwood home?

Yes. Interior work on lakefront homes follows the same process. For exterior additions near the water, we check setbacks and any added requirements with the county first.

What should I fix first in an original Carrollwood home?

Start with anything that affects safety or water: an outdated electrical panel, aging supply lines or a leaking shower. After that, most owners tackle the kitchen, since it is the room used most. We can also phase a larger plan so early work does not have to be torn out later.
