The original Carrollwood kitchen

Walk into many older Carrollwood ranches and the kitchen tells you when the house was built. Dark wood or painted cabinets, a dropped ceiling with a fluorescent panel, a small window over the sink, and a wall separating the cook from everyone else. Some have been touched up over the years with new counters or appliances, but the bones are original.

That is not a bad thing. These homes were often built solidly, and a long-time owner usually knows exactly what has bothered them for years. Our job is to fix those things properly.

Opening a galley: walls, beams and what runs through them

Turning a closed galley into an open kitchen is the change most owners of these homes ask about. Before we promise it, we check the attic framing to see whether the wall carries load. If it does, a properly sized beam can replace it, and that becomes part of the permit drawings.

Walls in homes this age often carry plumbing vents, old circuits and sometimes ductwork. We reroute them as part of the project. Taking out the dropped ceiling can also reveal more height than you expect, which opens up room for taller cabinets.

Is the electrical ready for a modern kitchen?

A kitchen from the 1960s or 1970s was not designed for an induction range, a large refrigerator, a dishwasher, a microwave drawer and a row of countertop appliances all running at once. Many original homes need new dedicated circuits and some need a panel upgrade.

We check the panel and wiring during the estimate and include what is needed in the written, line-item proposal. That way, the cost is visible up front, not discovered after the walls are open.

  • Dedicated circuits for range, dishwasher, disposal and microwave
  • GFCI protection for countertop outlets
  • New recessed, pendant and under-cabinet lighting
  • Possible panel upgrade in original homes

Choosing finishes under oak shade

Big live oaks are part of what makes Carrollwood feel the way it does, but they also cut down natural light. Lighter cabinets, a reflective backsplash and layered lighting help a shaded kitchen feel bright all day. In lakefront homes, many owners orient the new island to look out toward the water.

Browse kitchen cabinets and countertops for material options, and see our kitchen remodel timeline guide for how scheduling works. Most of Carrollwood is unincorporated, so the county typically issues the permit; confirm current rules with the building department.

Permits for Carrollwood projects

Most of Carrollwood is unincorporated Hillsborough County, so permits generally come from Hillsborough County Development Services. A few addresses near the edges may fall under a different authority, so we confirm for each property. Older homes often need electrical or plumbing upgrades that are inspected as part of the permit; confirm current requirements with the building department.

FAQ

Kitchen Remodeling in Carrollwood: FAQ

Have a question we did not answer? Call (813) 536-3976 and talk to a project manager.

Will my Carrollwood kitchen remodel need a structural engineer?

Only if we are removing or altering a load-bearing wall. In that case, the beam and connections are designed and included in the permit drawings. Cosmetic and cabinet-only projects do not need one.

Can I keep my terrazzo floor and still remodel the kitchen?

Sometimes. If terrazzo runs under the kitchen and you want to keep it, we plan cabinet placement around it and protect it during demolition. Patching where a wall was removed is the harder part, so we discuss options at the estimate.
