What whole home remodeling covers

A whole home renovation is not just several small jobs stacked together. It is one project where the kitchen, bathrooms, floors, walls and finishes are designed to work as a set, scheduled so each trade builds on the last, and permitted together where the building department allows it.

Most of the home renovation work we do in Tampa combines a few core pieces: a new kitchen, one or more bathrooms, flooring that runs continuously through the main living areas, updated lighting and electrical, and interior wall changes that open up the floor plan. Paint, drywall, trim and doors tie it together at the end.

  • Kitchen remodeling with new cabinets and countertops
  • Bathroom remodels, including walk-in showers
  • Flooring installation across the main living areas
  • Interior wall removal or relocation
  • Laundry room remodels
  • Lighting, electrical, plumbing, drywall and paint

Proof from real Tampa Bay renovations

Konstantin hired Dean and his crew for a full home renovation at his house in Largo, which included his kitchen and bathrooms. He wrote that the team kept him informed through the whole process and showed up on time. Andrea's review describes a whole-home transformation managed by Adam, and she called out his honesty and responsiveness from start to finish.

Those reviews matter because a whole home remodel is a long relationship. You will talk to your project manager more often than to most of your neighbors for a stretch of weeks, so communication counts as much as craftsmanship.

In what order should you renovate a house?

The general rule is to work from the structure out and from the top down. Anything that changes the bones of the house, like removing a wall, opening a doorway or relocating plumbing, comes first. Finishes come last so they do not get damaged by heavier work.

Flooring is the item people most often want to do first and should usually do later. Installing new floors before the kitchen cabinets, bathroom tile and wall work are finished invites scratches, dents and patching. We plan the flooring sequence based on the material and whether cabinets sit on top of it or beside it.

  • Structural and wall changes, plus any engineering
  • Plumbing, electrical and HVAC rough-in
  • Inspections, insulation and drywall
  • Cabinets, tile and bathroom fixtures
  • Countertops, then flooring and trim
  • Paint, hardware, lighting and final inspection

Should you live in the house or move out?

It depends on how much of the house is under construction at once. If we are doing the kitchen and one bathroom while a second bathroom stays usable, many families stay home and work around it. Dust walls and daily cleanup help, but you will still hear the work and lose the kitchen for a while.

If every bathroom, the kitchen and the floors are being replaced together, moving out for part or all of the project is often easier and can shorten the schedule, since crews can work across rooms without stopping for daily living. We will talk through phasing at the estimate. Sometimes splitting the job into two phases, living space first and then bedrooms, lets you stay without slowing things down too much.

Remodeling older Tampa homes

Much of the Tampa housing we see was built between the 1960s and the 1980s: single-story concrete block ranch homes in neighborhoods like Town 'n' Country and Carrollwood, often with original closed kitchens, tub-shower combinations and terrazzo or tile under carpet. Block walls are solid, but interior layouts tend to be chopped up, and a whole home remodel is a chance to open them.

Older bungalows in Seminole Heights and parts of South Tampa bring a different set of questions. Wood framing, older plumbing and wiring, and in some areas historic district review for exterior changes can all affect the plan. In both cases we look for surprises before the proposal, not after demolition, and we flag anything that should be upgraded while the walls are open.

Adding a laundry room remodel

Laundry rooms in many older Tampa homes live in a garage corner or a hall closet with no counter and no storage. Inside a whole home remodel, it is a small add with a big daily payoff: base and upper cabinets, a folding counter, a utility sink, better lighting and properly vented dryer runs.

Moving a laundry room indoors or to another part of the house involves plumbing, drain and electrical work, so it fits naturally into the rough-in phase of a larger project. Ask us to include it in your quote.

Flood zones and the 50% rule

If your home is in a FEMA flood zone, which is common near the water in South Tampa, St. Petersburg and coastal Clearwater, a large renovation can trigger the substantial improvement rule. In general terms, when the cost of improvements reaches 50% of the building's market value, the local floodplain manager may require the whole structure to meet current flood standards, which can mean elevating it.

That is why scope and phasing matter in a flood zone. We help you understand which work is likely to count and coordinate with the building department early. Confirm the rules for your address with your local floodplain office before you finalize the scope.

Home remodeling near me: who issues the permit?

Your permitting authority depends on where you live. Unincorporated Hillsborough areas such as Town 'n' Country, Westchase, Citrus Park and Brandon go through Hillsborough County. Neighborhoods inside the City of Tampa go through the city. In Pinellas, Clearwater, Largo and St. Petersburg each have their own building departments. Confirm requirements with your building department, because rules change.

As a licensed general contractor, we pull the permits and schedule inspections. You can read more about our general contractor services, or see local pages for home remodeling in Clearwater and home remodeling in Lutz.

What affects the budget for a home renovation?

The number of rooms, how much of the layout changes, structural and engineering needs, cabinet and countertop choices, and how much of the electrical and plumbing has to be brought up to date all shape the budget. Phasing also matters, since doing everything at once is often more efficient than coming back later.

Start with the kitchen remodeling and bathroom scope, since those rooms carry the most trades, and build out from there. We provide a free estimate and a written, line-item proposal, and build now, pay later financing is available with easy approval and no large down payment.

FAQ

Home Remodeling questions

Have a question we did not answer? Call (813) 536-3976 and talk to a project manager.

In what order should you renovate a house?

Structure and walls first, then plumbing and electrical rough-in, then drywall, cabinets and tile, and flooring and paint near the end. Finishes go last so heavier work does not damage them. We lay out the order in your proposal.

Can I live in my house during a whole home remodel?

Often, if at least one bathroom stays usable and the work is phased. If the kitchen, every bathroom and the floors are being replaced at once, moving out for part of the project is usually easier and can shorten the schedule. We talk through phasing at the estimate.

How long does a whole home renovation take?

It depends on how many rooms are involved, structural changes, material lead times and permit review. Your written proposal includes a projected timeline once the scope is set. Phasing the work can also change how long each part of the house is out of service.

Does a large remodel trigger the FEMA 50% rule?

It can if your home is in a flood zone. In general, when improvement costs reach 50% of the building's market value, the whole house may need to meet current flood standards. Confirm with your local floodplain office before finalizing scope.

Do you handle permits for whole home remodeling?

Yes. As a Florida Certified General Contractor (CGC1534542), we pull permits and schedule inspections with Hillsborough County, the City of Tampa or your Pinellas building department, depending on your address.

Is financing available for a home renovation?

Yes. Our build now, pay later financing offers easy approval, no large down payment and personalized plans. Ask about it during your free estimate.
