When a whole-home remodel makes sense

If you only need a new bathroom, do a bathroom. But many Clearwater homes, especially block ranch houses from the 1950s to 1970s, are at the point where everything is tired at once: the kitchen, both baths, the floors, the lighting and some of the plumbing. Doing those as separate jobs means paying for demolition, permits and setup several times.

A whole-home remodel puts it all on one plan and one schedule. It also lets you rethink the layout, which is often the real problem in these houses.

Rethinking a Clearwater ranch layout

Typical ranch homes here were built with a separate kitchen, a formal living room nobody uses and a family room at the back. Common changes we plan:

  • Opening the kitchen to the family room, with a beam where a wall carries load
  • Turning a formal living room into an office or dining area
  • Enlarging a primary bath by borrowing space from a closet
  • Running one continuous floor through the house in place of mixed carpet and tile
  • Upgrading lighting and outlets to modern needs

Whole-condo remodels near the beach

Beach condos on Clearwater Beach, Island Estates and Sand Key often get remodeled all at once when they change owners. The scope is usually kitchen, bathrooms, flooring and doors. The association approval process is the same as for a single room, just with a larger scope, so we prepare drawings and documents early to keep the start date realistic. Many buildings also require sound-rated underlayment under hard flooring, which we include when the association calls for it.

Flood zones change the math

This is the part many owners miss. If your Clearwater home or building is in a special flood hazard area and below current flood elevation, a whole-home remodel is the kind of project most likely to cross the FEMA 50% substantial improvement threshold. Crossing it can require the whole structure to meet current flood standards, which changes the project entirely.

We check the flood zone and talk through the scope before design. Read our 50% rule guide and confirm details with the City of Clearwater floodplain staff.

How we run it

You get a free estimate, a written line-item proposal and a projected timeline. We pull the permit through the City of Clearwater or Pinellas County, schedule trades in the right order and keep you updated through one project manager. Our office is about 14 miles away in Town 'n' Country. See how we approach home remodeling in general, and ask about financing with no large down payment.

Permits for Clearwater projects

Homes inside city limits are permitted through the City of Clearwater building department. Some homes with a Clearwater mailing address are actually in unincorporated Pinellas County, which has its own building office. We confirm the right office for your address and pull the permit as your licensed contractor. Beachfront properties can have additional state and flood requirements, so we check with the building department before design is final.
