Which Clearwater kitchen do you have?

The right plan depends on the home. Three patterns come up most often in Clearwater:

  • The 1960s ranch kitchen: separated from the living room by a wall, with a small window over the sink and limited counter space.
  • The Countryside kitchen: a decent footprint with builder-grade cabinets, laminate or early granite, and a soffit over the uppers.
  • The beach condo kitchen: compact, galley or L-shaped, with plumbing tied into building risers that cannot move far.

Opening a ranch kitchen

In block ranch homes, the wall between kitchen and family room is the biggest decision. Some of these walls carry roof load and some do not, so we check during the site visit and price a beam when it is needed. Once the wall is gone, an island with seating usually replaces it.

Because these homes are on slabs, moving the sink into the island means cutting the floor for a new drain line. It is a normal part of the job, and we list it as its own line in the proposal so there are no surprises.

Updating a Countryside kitchen

Here the layout often works, and the upgrade is in the finishes. Removing the soffit to run cabinets to the ceiling, new quartz countertops, a tile backsplash and modern lighting make a large difference without moving plumbing. Ask us about refacing versus new kitchen cabinets, since the right answer depends on the condition of your boxes. Many Countryside kitchens also have a dated fluorescent light box in the ceiling, and replacing it with recessed LED lighting is one of the most noticeable changes for the cost. If your neighborhood has an HOA, interior work rarely needs approval, but dumpsters and contractor parking might.

Condo kitchens on the beach

Beach condo kitchens need association approval before work starts. We provide our license, insurance and scope for your board's application and follow the building's rules on work hours, elevator use and debris. Salt air is hard on metal, so we talk through hardware, fixtures and appliance finishes that hold up better near the water. Deliveries of cabinets and stone slabs also need planning in a high-rise, since slabs may not fit in a standard elevator and have to be templated and cut to suit.

We are about 14 miles away, across the Courtney Campbell. Kitchen work that touches plumbing, electrical or walls is usually permitted through the City of Clearwater, though some addresses fall under Pinellas County, so confirm with the building department. Our kitchen remodel timeline guide explains how long each phase takes.

Permits for Clearwater projects

Homes inside city limits are permitted through the City of Clearwater building department. Some homes with a Clearwater mailing address are actually in unincorporated Pinellas County, which has its own building office. We confirm the right office for your address and pull the permit as your licensed contractor. Beachfront properties can have additional state and flood requirements, so we check with the building department before design is final.

FAQ

Kitchen Remodeling in Clearwater: FAQ

Have a question we did not answer? Call (813) 536-3976 and talk to a project manager.

Can I move my condo kitchen sink in Clearwater?

Sometimes, but it depends on where the building's drain and vent risers are. We check before design and confirm with your association what changes are allowed.

Do Clearwater kitchen remodels need a permit?

Usually, if the work involves plumbing, electrical or walls. We pull it through the City of Clearwater or Pinellas County, whichever covers your address.

Should I reface or replace my Countryside cabinets?

If the boxes are solid and the layout works, refacing may be an option. If the layout needs to change or the boxes are damaged, new cabinets are usually the better choice. We look at them during the free estimate.
