Palm Harbor homes and what they need

Palm Harbor grew mostly from the 1970s through the 2000s, so much of the housing is single-family homes and villas built in that window. Many sit inside planned communities and golf communities, such as the areas around Innisbrook and Lansbrook, and there are 55+ communities as well. Older homes near the historic downtown along Alt 19 and on the waterfront toward Crystal Beach add more variety.

Homes from the 1980s and 1990s are at the age where original kitchens and bathrooms are showing wear: oak or laminate cabinets, cultured marble vanity tops, garden tubs and builder-grade tile. Those are the rooms we are asked to update most.

A real Palm Harbor bathroom we remodeled

One of the projects in our photo gallery is a bathroom remodel in Palm Harbor. The homeowner went bold: deep green walls, a black vanity, gold fixtures and a patterned floor tile, with an LED mirror over the vanity and a sliding glass enclosure on the tub. It shows that a remodel does not have to be white and gray to work.

If you want a similar look or something quieter, our Palm Harbor bathroom remodeling page walks through what a typical project here involves. You can see more photos on our projects page.

HOAs and golf communities

Most interior remodels in a Palm Harbor HOA do not need architectural approval, but communities often have rules about contractor hours, dumpster placement, parking and signage. Exterior work, like a new door, window change or an addition, usually needs approval before the permit. We help you put together what the association asks for and work within its rules. See our HOA and condo rules guide for questions to ask.

Lakefront and coastal homes

Homes near Lake Tarpon and along the Gulf side toward Crystal Beach can sit in FEMA flood zones. If a home is in a special flood hazard area and below current flood elevation, a large remodel may run into the substantial improvement rule, where improvements that reach half of the structure's value can require the whole home to meet current flood standards. Most kitchen and bath projects stay well clear of that, but bigger renovations should check early. Pinellas County's floodplain staff can confirm the details for your address.

Close to our office

Palm Harbor is about 13 miles from our Town 'n' Country office, through Oldsmar. It is one of the closer Pinellas communities for us. Kitchen updates are the other big request here, and our Palm Harbor kitchen remodeling page covers them in detail.

Permits

Who issues permits in Palm Harbor: Pinellas County

Palm Harbor is unincorporated, so remodeling permits generally go through Pinellas County building services rather than a city. As the licensed contractor, we submit the permit, schedule inspections and close it out. Waterfront homes near the Gulf or Lake Tarpon may have flood zone requirements, so we confirm with the county building department for your address.

July 2026 · St. Petersburg

Green Construction built a new pool bathroom for us to compliment the new pool we are having built in St. Petersburg Florida. While a small project, an addition to the rear of the home, it still required all the requisite sub- contractors - foundation, framing, walls, roof, plumbing, electric, mechanical, paint, tile and cabinets. The cost was very competitive and fair. Dean managed the project and was fantastic -he communicated constantly with us, coordinated with his sub- contractors efficiently, dealt with St Pete inspectors professionally, and also coordinated with our pool contractor ensuring the bathroom addition was done on time, and it did not interfere with the separate pool construction project. The addition was done so seamlessly that you would never know there was an addition to the home. Dean is very personable , friendly and accommodating. We met each other for the first time at tye pre- construction meeting - strangers at first we have become friends. That is not typically to become friends with your contractor - and I think it speaks volumes about him and Green Construction I highly recommend Green Construction and specifically working with Dean !

I recently hired Dean from Green Home Remodeling to complete my kitchen project, and honestly, I couldn’t be happier with the results. He completed the entire project in less than three weeks, and the outcome was absolutely amazing. Thank you!
