Odessa is lake country northwest of Tampa, spread along Gunn Hwy and SR 54 with the Keystone lakes at its heart and J.B. Starkey Wilderness Park not far to the north. Much of the housing is custom: homes from the 1980s onward on acreage or lakefront lots, often one of a kind, with no builder plan to fall back on.
Alongside those custom homes are newer planned neighborhoods, especially on the Pasco side near SR 54. A remodel in a 1980s lakefront custom home and one in a newer production home are very different jobs, and we scope them that way.
Custom homes tend to have unusual rooflines, vaulted ceilings, large windows facing the water and layouts that do not follow standard dimensions. That is part of their appeal and part of the challenge. We measure carefully, check what is structural and plan around views rather than against them.
Many older Odessa homes are on well water and septic. Adding a bathroom, moving a kitchen sink or enlarging a primary suite all have to respect those systems, so we look at them on the first visit.
Odessa sits on both sides of the Hillsborough and Pasco county line. Southern Odessa, including much of the Keystone area, is generally in unincorporated Hillsborough County. Northern Odessa, toward SR 54, is generally in Pasco County. An Odessa mailing address alone does not settle it.
