What kind of homes do we remodel in St. Pete?

St. Petersburg has some of the most varied housing in Tampa Bay. Old Northeast and Kenwood are known for early 1900s bungalows with wood framing, raised floors and small original kitchens. Further out you find block ranch homes from the 1950s through the 1970s, and closer to the water and downtown there are condos and townhomes.

Each one remodels differently. A Kenwood bungalow often hides old galvanized or cast iron plumbing and wiring that has been added to over the decades, so we plan for what we may find once walls open. A mid-century ranch usually has concrete block exterior walls, which limits where windows and doors can move but makes interior layouts easier to rework. Condos come with association rules on work hours, noise and which trades can come in.

A real St. Petersburg project: Joseph's pool bathroom addition

Joseph hired us to build a new pool bathroom on the back of his St. Petersburg home while a separate company built his pool. It was a small addition, but it still needed a foundation, framing, a roof tie-in, plumbing, electrical, mechanical work, tile and cabinets.

Dean, our project manager, ran the job. According to Joseph's review, Dean kept him updated constantly, coordinated the trades, handled the St. Pete inspectors, and worked around the pool contractor so neither project held up the other. That is what a general contractor in St. Petersburg should do: carry the schedule and the city process so you do not have to.

Flood zones and the 50% rule in St. Pete

Large parts of St. Petersburg sit in FEMA flood zones, especially near Tampa Bay, Coffee Pot Bayou, Snell Isle and the southern and western shorelines. If your home is in a special flood hazard area and sits below current flood elevation, the substantial improvement rule (often called the 50% rule) may apply. When the cost of improvements reaches half of the structure's market value, the city can require the whole building to be brought up to current flood standards.

We look at your flood zone early, before design is final, so the scope and the budget make sense together. Our FEMA 50% rule guide explains how the calculation works. The City of St. Petersburg has its own floodplain staff, so always confirm the numbers with them.

Getting here from Town 'n' Country

Our office on Memorial Highway is about 16 miles from St. Petersburg, across the Howard Frankland or Gandy Bridge depending on the neighborhood. We schedule site visits and crew days with bridge traffic in mind, and your project manager stays your single contact for the whole job. Most St. Pete inquiries start with kitchen remodeling or bathroom remodeling, and many grow into larger projects once we see the house.

Permits

Who issues permits in St. Petersburg: City of St. Petersburg

Homes inside city limits are permitted through the City of St. Petersburg building department, and some unincorporated pockets nearby fall under Pinellas County instead. As the licensed contractor, we pull the permits, schedule inspections and close them out. Historic districts and flood zones can add review steps, so we confirm requirements with the building department for your address before work starts.

July 2026 · St. Petersburg

Green Construction built a new pool bathroom for us to compliment the new pool we are having built in St. Petersburg Florida. While a small project, an addition to the rear of the home, it still required all the requisite sub- contractors - foundation, framing, walls, roof, plumbing, electric, mechanical, paint, tile and cabinets. The cost was very competitive and fair. Dean managed the project and was fantastic -he communicated constantly with us, coordinated with his sub- contractors efficiently, dealt with St Pete inspectors professionally, and also coordinated with our pool contractor ensuring the bathroom addition was done on time, and it did not interfere with the separate pool construction project. The addition was done so seamlessly that you would never know there was an addition to the home. Dean is very personable , friendly and accommodating. We met each other for the first time at tye pre- construction meeting - strangers at first we have become friends. That is not typically to become friends with your contractor - and I think it speaks volumes about him and Green Construction I highly recommend Green Construction and specifically working with Dean !

Absolutely incredible transformation! We recently had our bathroom remodeled by Green Home Remodeling, and the results exceeded our expectations! What was once an outdated bathroom is now a beautiful, modern space that looks like something out of a magazine. A huge thank you to Adam, our project manager, for his professionalism, attention to detail, and excellent communication throughout the project. The beautiful marble-look tile, gold finishes, custom shower, and quality craftsmanship made this bathroom truly special. We couldn’t be happier with the final result and highly recommend Green Home Remodeling, especially Adam!

FAQ

Remodeling in St. Petersburg: FAQ

Have a question we did not answer? Call (813) 536-3976 and talk to a project manager.

Do you pull permits with the City of St. Petersburg?

Yes. As a Florida State Certified General Contractor we apply for the permit, schedule inspections and handle corrections if an inspector asks for them. We did this on Joseph's pool bathroom addition in St. Pete.

Can you remodel an older bungalow in Old Northeast or Kenwood?

Yes. Older wood-frame homes need extra planning for plumbing, wiring and framing surprises, and we build that into the proposal. If the home is in a local historic district, exterior changes may need review, so we check with the city first.

Does the 50% rule affect my St. Pete remodel?

It can, if your home is in a special flood hazard area and sits below current flood elevation. We review the flood zone and scope together early, and you can confirm with the city's floodplain staff before you commit.

How far is your office from St. Petersburg?

Our Town 'n' Country office is about 16 miles away. We work across St. Pete, and one project manager handles your job from start to finish.
