Bungalow kitchens: small rooms, old systems

Many kitchens in Old Northeast, Kenwood and Crescent Lake were built in an era when the kitchen was a work room at the back of the house. They are narrow, have several doorways and often sit on a raised wood floor system. Owners usually want more counter space and a connection to the living area without losing the character of the house.

In these homes we often find plumbing and wiring that has been patched over many decades. We price in the likely updates, such as new supply lines, dedicated appliance circuits and a properly sized range hood vent, so the proposal reflects the real job. Floor framing under an old kitchen sometimes needs leveling before new cabinets and tile go in.

Mid-century ranch kitchens

St. Pete's 1950s to 1970s block homes are a different story. The kitchen is usually closed off by an interior wall, and opening it is the most common request. Interior walls in these homes may or may not carry roof load, so we check before quoting and plan a beam if one is needed.

A typical ranch kitchen project here includes the items below. Moving the sink to an island is possible on a slab, but it means cutting the floor for a new drain, so we price that clearly as its own line.

  • Removing or opening the wall between kitchen and family room
  • New kitchen cabinets with taller uppers and a pantry wall
  • Quartz or quartzite countertops and a working island
  • LED recessed lighting and new circuits for modern appliances
  • Tile or luxury vinyl flooring run through the opened space

Condo kitchens downtown and near the water

Condo kitchens add a second approval layer. Most associations want to see the scope, your contractor's license and insurance, and the hours we plan to work before anything starts. Moving plumbing in a condo can be limited by shared stacks, so we confirm what can move before you fall in love with a new layout. Deliveries also need planning around elevators, loading areas and parking, which we sort out with building management ahead of time.

Permits, flood zones and timing

Kitchen work that touches plumbing, electrical or walls is permitted through the City of St. Petersburg building department. In flood-prone parts of the city a large kitchen budget can count toward the 50% substantial improvement threshold, so we look at your flood zone before the design is locked. Confirm the specifics with the city for your address.

Our office is about 16 miles from St. Pete. You get a written timeline with your proposal. For a sense of what drives the number, read our kitchen remodel cost guide.

Permits for St. Petersburg projects

Homes inside city limits are permitted through the City of St. Petersburg building department, and some unincorporated pockets nearby fall under Pinellas County instead. As the licensed contractor, we pull the permits, schedule inspections and close them out. Historic districts and flood zones can add review steps, so we confirm requirements with the building department for your address before work starts.

July 2026 · St. Petersburg

Green Construction built a new pool bathroom for us to compliment the new pool we are having built in St. Petersburg Florida. While a small project, an addition to the rear of the home, it still required all the requisite sub- contractors - foundation, framing, walls, roof, plumbing, electric, mechanical, paint, tile and cabinets. The cost was very competitive and fair. Dean managed the project and was fantastic -he communicated constantly with us, coordinated with his sub- contractors efficiently, dealt with St Pete inspectors professionally, and also coordinated with our pool contractor ensuring the bathroom addition was done on time, and it did not interfere with the separate pool construction project. The addition was done so seamlessly that you would never know there was an addition to the home. Dean is very personable , friendly and accommodating. We met each other for the first time at tye pre- construction meeting - strangers at first we have become friends. That is not typically to become friends with your contractor - and I think it speaks volumes about him and Green Construction I highly recommend Green Construction and specifically working with Dean !

FAQ

Kitchen Remodeling in St. Petersburg: FAQ

Have a question we did not answer? Call (813) 536-3976 and talk to a project manager.

Can I open up the kitchen in my St. Pete ranch home?

Usually, yes. We first check whether the wall carries roof load. If it does, we plan and permit a beam so the wall can come out safely.

Do condo kitchens in St. Petersburg need association approval?

Most associations require approval before work starts. We provide our license, insurance and scope so you can submit the request, and we follow the building's work hour rules.

Will a kitchen remodel trigger the 50% rule?

It can contribute to it if your home is in a special flood hazard area below current flood elevation. We review the flood zone early so the budget and scope fit together.
