What are South Tampa kitchens like before a remodel?

It depends on the street. In Hyde Park, many kitchens sit at the back of early 1900s frame homes, often tucked behind a pantry or a former porch that was enclosed decades ago. On Davis Islands, 1920s Mediterranean Revival homes tend to have plaster walls, arched openings and kitchens that were updated piecemeal over the years.

Further south, around Bayshore Beautiful and Ballast Point, the typical starting point is a mid-century concrete block ranch with a galley or U-shaped kitchen closed off from the living room. These kitchens usually have limited counter run, one overhead light, and cabinets that stop well short of the ceiling.

Can we open the wall to the living room?

Often, yes, but how you do it depends on the house. In a block ranch, the wall between kitchen and family room is frequently a framed partition, though some carry roof load and need a properly sized beam. In older frame homes, we look at floor framing and attic structure first, because a century of changes can leave surprises.

We check what runs through the wall too. Plumbing vents, ductwork and old wiring often have to be rerouted, and that work belongs in the proposal, not in a change order halfway through. Once the wall is gone, an island with seating usually becomes the center of the new layout.

Does a kitchen remodel count toward the FEMA 50% rule?

If your home sits in a FEMA flood zone, it can. The FEMA 50% substantial improvement rule compares the cost of your improvements to the market value of the structure. A kitchen on its own rarely crosses that line in a typical South Tampa home, but a kitchen combined with bathrooms, flooring and electrical upgrades can add up.

We look at the full scope you have in mind and help you see where it lands before you commit. The City of Tampa makes the determination, so we help you assemble what the floodplain reviewers need. Our guide to the FEMA 50% rule in South Tampa covers the basics.

What is usually included?

Most South Tampa kitchen projects we scope include some combination of the items below. Cabinet and countertop choices make the biggest visual change, and we can talk through new kitchen cabinets versus refacing when the boxes are still sound.

  • Demolition and disposal, with dust protection for the rest of the house
  • Layout changes, wall removal and beam work where needed
  • New plumbing and electrical, including dedicated appliance circuits
  • Cabinets, countertops, backsplash and lighting
  • Flooring that runs through the opened space
  • City of Tampa permits and inspections

How long does it take and who runs it?

Timeline depends on layout changes, permit review and material lead times, so we give you a projected schedule in the written proposal instead of a generic promise. One of our project managers is your single point of contact from demo through final inspection. Our office in Town 'n' Country is about 7.5 miles away, which keeps site visits routine. For a sense of how timelines run, see our kitchen remodel timeline guide.

Permits for South Tampa projects

South Tampa is inside the City of Tampa, so most remodel permits go through the City of Tampa building department (Construction Services). Lots in flood zones may also need a floodplain review, and exterior work in historic districts such as Hyde Park may need historic preservation approval first. As your licensed contractor we pull the permits and schedule inspections, but rules change, so confirm current requirements with the city's building department.

FAQ

Kitchen Remodeling in South Tampa: FAQ

Have a question we did not answer? Call (813) 536-3976 and talk to a project manager.

Do I need historic review for a kitchen remodel in Hyde Park?

Usually not for interior-only work. Historic preservation review typically applies to exterior changes, such as a new window or door opening on a visible wall. If your kitchen plan touches the exterior, we confirm with the City of Tampa before design is final.

Can you finance a South Tampa kitchen remodel?

Yes. Our build now, pay later financing offers easy approval, no large down payment and personalized plans. We can walk you through it during your free estimate.

How much does a kitchen remodel cost in South Tampa?

It depends on layout changes, structural work, cabinet and countertop choices, and whether flood-zone rules shape the scope. The best way to get a real number is a free estimate, which comes back as a written, line-item proposal.
