What a general contractor does on a St. Pete project

A general contractor is the licensed party responsible for the whole job. We price the project, pull the permit under our license, line up the foundation, framing, roofing tie-in, plumbing, electrical, HVAC, drywall, tile and finish trades, and make sure each phase passes inspection before the next one starts.

For you that means one contract, one schedule and one person to call. You are not stuck coordinating an electrician who is waiting on a framer who is waiting on an inspection.

Proof from a real St. Petersburg job

Joseph hired us to add a pool bathroom to the back of his St. Petersburg home. It was a small footprint, but it needed every trade: foundation, framing, walls, roof, plumbing, electric, mechanical, paint, tile and cabinets.

In his review, Joseph says Dean, our project manager, communicated with him constantly, kept the subcontractors coordinated, handled the St. Pete inspectors professionally, and worked with his separate pool contractor so the bathroom was done on time without getting in the way of the pool build. He also notes that the addition blends in so well you would not know it was added. That is the job of a GC in one paragraph.

Which St. Pete projects need a licensed GC?

Not every project needs one, but these usually do:

  • Home additions, including bedrooms, primary suites and pool baths
  • Removing or moving load-bearing walls, common in mid-century ranch homes
  • Whole-home remodels that touch several rooms and systems at once
  • Work in flood zones where the 50% substantial improvement rule may apply
  • Projects in historic areas such as parts of Old Northeast and Roser Park, where exterior changes can need extra review

Old houses, block houses and condos

St. Pete's housing stock is wide. Early 1900s bungalows in Kenwood and Old Northeast are wood frame on raised foundations, which makes rerouting plumbing easier but means we check for rot, termite damage and undersized framing. Ranch homes from the 1950s to 1970s have concrete block walls and low-slope roofs, so additions need careful tie-ins and new openings in block need engineering.

Waterfront areas like Snell Isle and Shore Acres add flood elevation questions, and downtown condos bring association approvals and building rules. We adjust the plan to the house you actually have.

Permits, inspections and the 50% rule

Most homes inside city limits are permitted through the City of St. Petersburg building department, while some unincorporated areas nearby go through Pinellas County. We confirm which office covers your address. We submit plans, respond to plan review comments, schedule inspections and close out the permit.

If your home is in a special flood hazard area and below current flood elevation, improvements that reach half of the structure's market value can require the entire home to meet current flood standards. We discuss this before design, not after demolition. Our 50% rule guide covers the basics, and the city's floodplain staff can confirm details for your property.

How a St. Pete project runs with us

Every job is different, but the order of operations is consistent:

  • Free site visit to measure, look at the structure and talk through goals
  • Written line-item proposal with a projected timeline
  • Drawings and engineering where the scope needs them, then permit submittal to the city
  • Construction in inspected phases, with your project manager updating you as each one passes
  • Final inspection, permit close-out and a walkthrough with you

How to check a contractor before you hire

Look up the license on the Florida DBPR site and make sure it is a certified general contractor license that is active. Ask who pulls the permit (it should be the contractor), ask for a written line-item proposal and timeline, and ask who your daily contact will be. Our checklist in how to hire a licensed contractor walks through each step.

Our office is in Town 'n' Country, about 16 miles from St. Petersburg. We give free estimates, written proposals and financing options with easy approval and no large down payment.

Permits for St. Petersburg projects

Homes inside city limits are permitted through the City of St. Petersburg building department, and some unincorporated pockets nearby fall under Pinellas County instead. As the licensed contractor, we pull the permits, schedule inspections and close them out. Historic districts and flood zones can add review steps, so we confirm requirements with the building department for your address before work starts.

July 2026 · St. Petersburg

Green Construction built a new pool bathroom for us to compliment the new pool we are having built in St. Petersburg Florida. While a small project, an addition to the rear of the home, it still required all the requisite sub- contractors - foundation, framing, walls, roof, plumbing, electric, mechanical, paint, tile and cabinets. The cost was very competitive and fair. Dean managed the project and was fantastic -he communicated constantly with us, coordinated with his sub- contractors efficiently, dealt with St Pete inspectors professionally, and also coordinated with our pool contractor ensuring the bathroom addition was done on time, and it did not interfere with the separate pool construction project. The addition was done so seamlessly that you would never know there was an addition to the home. Dean is very personable , friendly and accommodating. We met each other for the first time at tye pre- construction meeting - strangers at first we have become friends. That is not typically to become friends with your contractor - and I think it speaks volumes about him and Green Construction I highly recommend Green Construction and specifically working with Dean !

FAQ

General Contractor in St. Petersburg: FAQ

Have a question we did not answer? Call (813) 536-3976 and talk to a project manager.

Are you licensed to work as a general contractor in St. Petersburg?

Yes. Our Florida State Certified General Contractor license, CGC1534542, is valid statewide, including St. Petersburg. You can verify it on the Florida DBPR license lookup.

Do you handle City of St. Petersburg inspections?

Yes. We schedule every inspection and meet the inspector on site. On Joseph's pool bathroom addition, Dean handled the St. Pete inspections from foundation to final.

Can you work alongside my pool builder or other contractor?

Yes. On Joseph's project we coordinated the bathroom addition around a separate pool build so neither job held up the other. We share schedules early so trades are not on top of each other.
