A Certified General Contractor in Florida is licensed to take responsibility for the whole job, including structural work. On a Lutz project that means we are the name on the permit, the company the inspector deals with, and the one coordinating plumbers, electricians, HVAC, framers, drywall, tile and finish carpenters.
For you, it means one contract, one schedule and one project manager instead of juggling separate trades. You can check any contractor's license through the state's DBPR lookup, and we encourage you to verify ours.
This is the first question we answer for any Lutz project. Lutz crosses the county line, and a Lutz mailing address can sit on either side. South of the line, permits go through Hillsborough County development services. North of it, they go through Pasco County building.
The two counties have their own application portals, review steps and inspection scheduling, so the answer affects your timeline. We confirm by parcel record before any drawings are submitted, and we always check current requirements with the right building department.
Single-trade repairs may not need a GC. These Lutz projects usually do:
Lutz is not a uniform suburb. On rural lots, we coordinate around wells, septic systems and setbacks, which can involve additional county review when fixtures are added or a footprint grows. In gated communities, the HOA's architectural committee often needs drawings before the county does.
Managing those approvals in the right order is a big part of the general contractor's job. Done in the wrong order, a project can stall for weeks.
Our office is about 13 miles from Lutz. Your project manager schedules inspections and site visits ahead of time and keeps you updated. Joseph, one of our reviewers, described an addition in St. Petersburg that Dean managed through foundation, framing, roofing, plumbing, electrical, tile and city inspections. That full-trade coordination is what we bring to Lutz. Learn more on our general contractor page.
Most Lutz homes are in unincorporated Hillsborough County and permit through Hillsborough County development services, while addresses north of the county line permit through Pasco County building. We confirm jurisdiction by parcel and pull the permit as your licensed contractor. Requirements change, so always confirm current rules with the building department.

Green Construction built a new pool bathroom for us to compliment the new pool we are having built in St. Petersburg Florida. While a small project, an addition to the rear of the home, it still required all the requisite sub- contractors - foundation, framing, walls, roof, plumbing, electric, mechanical, paint, tile and cabinets. The cost was very competitive and fair. Dean managed the project and was fantastic -he communicated constantly with us, coordinated with his sub- contractors efficiently, dealt with St Pete inspectors professionally, and also coordinated with our pool contractor ensuring the bathroom addition was done on time, and it did not interfere with the separate pool construction project. The addition was done so seamlessly that you would never know there was an addition to the home. Dean is very personable , friendly and accommodating. We met each other for the first time at tye pre- construction meeting - strangers at first we have become friends. That is not typically to become friends with your contractor - and I think it speaks volumes about him and Green Construction I highly recommend Green Construction and specifically working with Dean !

FAQ
Have a question we did not answer? Call (813) 536-3976 and talk to a project manager.
Yes. A Florida State Certified General Contractor license is valid statewide, so we can pull permits in either county once we confirm which one has jurisdiction over your parcel.
In almost every case, yes. Additions involve foundations, framing, roofing and multiple trades, and the county will expect a licensed contractor on the permit.
Ask for the license number and verify it with DBPR, confirm insurance, and ask who will be your day-to-day contact. Make sure the proposal is written and line-item, with a projected timeline. Our guide to hiring a licensed contractor covers the rest.
Tell us about your kitchen, bathroom or addition. A project manager will call you back, walk the house with you and put a written, line-item proposal in your hands.
