Do you need a general contractor?

For a simple cosmetic refresh, maybe not. You need a licensed general contractor when the job involves structure, several trades or a permit that a single trade cannot pull. In Clearwater, that usually means:

  • Removing or moving walls, especially in block ranch homes
  • Home additions such as a bedroom, primary suite or enclosed room
  • Full condo remodels that need drawings and association approval
  • Kitchen and bath projects that touch plumbing, electrical and framing together
  • Work on properties near the water where flood rules apply

City of Clearwater or Pinellas County?

Clearwater's city limits are not always where people expect. Some homes with a Clearwater mailing address sit in unincorporated Pinellas County, which has its own building office and process. The difference matters for plan review, fees and inspections.

We confirm the right authority for your address before we submit anything. Beachfront properties can have extra state coastal requirements on top of local permits, so we check those early too.

Condos are a big part of Clearwater work

Associations want a licensed, insured contractor they can hold accountable. We provide the certificate of insurance, license number and scope your board asks for, coordinate with building management, and follow rules on hours, elevators and debris. Our condo and HOA rules guide explains what to ask before you start.

Building in Clearwater's block homes

Most mainland Clearwater houses from the 1950s to the 1970s are concrete block on a slab with a wood roof structure. That affects almost every structural decision. New window or door openings in block need a properly sized lintel, additions need a foundation and a roof tie-in that sheds water correctly, and wall removals inside need a check for roof load.

Older homes also tend to have electrical panels and plumbing that were fine for their era but not for a modern kitchen or a second bath. Part of a general contractor's job is spotting those issues before they become change orders, and writing them into the proposal from the start.

What you get from us

Every project starts with a free site visit and a written line-item proposal with a projected timeline, so you can compare apples to apples. We carry the permit under our license, line up the trades, meet the inspectors and close out the permit. One project manager is your contact the whole way.

Our office is near the Tampa end of the Courtney Campbell, about 14 miles from Clearwater. Before you hire anyone, verify the license on the Florida DBPR site. Our licensed contractor hiring guide lists the questions to ask, and our Clearwater bathroom remodeling page covers one of the most common projects here.

Permits for Clearwater projects

Homes inside city limits are permitted through the City of Clearwater building department. Some homes with a Clearwater mailing address are actually in unincorporated Pinellas County, which has its own building office. We confirm the right office for your address and pull the permit as your licensed contractor. Beachfront properties can have additional state and flood requirements, so we check with the building department before design is final.

July 2026 · St. Petersburg

Green Construction built a new pool bathroom for us to compliment the new pool we are having built in St. Petersburg Florida. While a small project, an addition to the rear of the home, it still required all the requisite sub- contractors - foundation, framing, walls, roof, plumbing, electric, mechanical, paint, tile and cabinets. The cost was very competitive and fair. Dean managed the project and was fantastic -he communicated constantly with us, coordinated with his sub- contractors efficiently, dealt with St Pete inspectors professionally, and also coordinated with our pool contractor ensuring the bathroom addition was done on time, and it did not interfere with the separate pool construction project. The addition was done so seamlessly that you would never know there was an addition to the home. Dean is very personable , friendly and accommodating. We met each other for the first time at tye pre- construction meeting - strangers at first we have become friends. That is not typically to become friends with your contractor - and I think it speaks volumes about him and Green Construction I highly recommend Green Construction and specifically working with Dean !
