Condo bathrooms: what happens before demo day

Most Clearwater bathroom calls we get involve a condo, many of them on or near the beach. In a condo, the real work starts with paperwork. Your association will usually want an application, our license and insurance certificate, a description of the work and sometimes a plumbing plan before approving anything.

After approval, the building sets the rules: weekday hours, quiet periods, which elevator to use and where debris can go. We plan the job around those rules so you do not get calls from management.

Why waterproofing matters more in a condo

A leak in a house damages your house. A leak in a condo can damage your neighbor's ceiling below. That is why our shower builds include a continuous waterproof membrane across the shower floor and walls, sloped properly to the drain, and we test it before tile goes on.

We also check the shutoff valves and supply lines while the walls are open. In older buildings those are often original and worth replacing during the remodel.

The order of work in a Clearwater bathroom

  • Free estimate and a written, line-item proposal
  • Association approval (condos) and permit submittal
  • Demolition down to the studs or block, with debris handled per building rules
  • Plumbing and electrical rough-in, then inspection
  • Waterproofing, flood test, tile, vanity, glass and fixtures
  • Final inspection and walkthrough

Ranch and Countryside bathrooms

On the mainland, the typical Clearwater bathroom is in a 1950s to 1970s block ranch or a 1980s to 1990s Countryside home. The older ones often have a tub and shower combo, a small vanity and original drains under the slab. The newer ones usually have a large garden tub nobody uses and a small separate shower.

Common upgrades we build here:

  • Replacing the garden tub with a larger walk-in shower and a bench
  • Low or zero threshold entries for aging in place
  • Double vanities with quartz tops in primary baths
  • Exhaust fans sized for Florida humidity
  • Waterproof tile or vinyl flooring throughout

Permits and distance

Bathroom remodels that change plumbing or electrical generally need a permit from the City of Clearwater, or from Pinellas County if your address is unincorporated. We confirm with the building department and pull the permit ourselves. Clearwater is about 14 miles from our office in Town 'n' Country, just over the Courtney Campbell. For aging-in-place ideas, see our tub-to-shower conversion guide.

Permits for Clearwater projects

Homes inside city limits are permitted through the City of Clearwater building department. Some homes with a Clearwater mailing address are actually in unincorporated Pinellas County, which has its own building office. We confirm the right office for your address and pull the permit as your licensed contractor. Beachfront properties can have additional state and flood requirements, so we check with the building department before design is final.

We had a great experience with Dean from Green Home Remodeling. He did our kitchen and master bathroom, and we couldn’t be happier with how everything turned out. Dean was easy to work with, always communicated with us, and the price was very reasonable. He did a great job and made the whole process much easier. We would definitely recommend him!

July 2026 · St. Petersburg

Green Construction built a new pool bathroom for us to compliment the new pool we are having built in St. Petersburg Florida. While a small project, an addition to the rear of the home, it still required all the requisite sub- contractors - foundation, framing, walls, roof, plumbing, electric, mechanical, paint, tile and cabinets. The cost was very competitive and fair. Dean managed the project and was fantastic -he communicated constantly with us, coordinated with his sub- contractors efficiently, dealt with St Pete inspectors professionally, and also coordinated with our pool contractor ensuring the bathroom addition was done on time, and it did not interfere with the separate pool construction project. The addition was done so seamlessly that you would never know there was an addition to the home. Dean is very personable , friendly and accommodating. We met each other for the first time at tye pre- construction meeting - strangers at first we have become friends. That is not typically to become friends with your contractor - and I think it speaks volumes about him and Green Construction I highly recommend Green Construction and specifically working with Dean !
