The garden tub question

Many Westchase primary baths from the 1990s and 2000s share a layout: a big drop-in garden tub under a window, a small corner shower beside it, and a long cultured marble vanity. In many of these homes, the tub rarely gets used while the shower feels cramped.

Removing the tub and combining both footprints into one walk-in shower is one of the most popular changes for these homes. A bench, a niche, a rain head and a frameless glass panel fit comfortably in that space. If you still want a soak, a freestanding tub can sit on the open floor instead of in a deck.

Cultured marble vanity tops are the other common item on the list. A new vanity with a quartz top, undermount sinks and better storage drawers makes a large difference, and moving from one long mirror to two framed mirrors with sconces modernizes the room.

Upstairs baths and townhome baths

Two-story homes and townhomes put bathrooms over living space, so waterproofing gets extra attention. We use a full waterproofing membrane on shower floors and walls and test it before tile goes on. A leak upstairs is far more expensive than doing it right the first time.

Townhome bathrooms tend to be narrower. A floating vanity, a wall-hung or compact toilet and large-format tile help a small room feel bigger without moving plumbing.

What does the HOA care about in a bathroom remodel?

For interior bathroom work, usually very little. The village association typically reviews exterior changes, not tile or vanities. What does matter are the practical community rules: work hours, where the dumpster or trailer sits, and contractor parking. We check those before day one.

If your plan includes changing a bathroom window or adding an exterior vent in a new spot, that may need architectural review. We flag it in the proposal so it does not surprise you.

Steps in a Westchase bathroom remodel

Here is how a typical project runs. Timelines depend on scope, tile and glass lead times and inspection scheduling, so your proposal will include a projected timeline for your specific bath.

  • Free visit, measurements and design choices
  • Written, line-item proposal with a projected timeline
  • Hillsborough County permit submitted by us (confirm current rules with the county)
  • Demolition, plumbing and electrical rough-in, inspection
  • Waterproofing, tile, vanity, fixtures and glass
  • Final inspection and walkthrough with your project manager

Permits for Westchase projects

Westchase is in unincorporated Hillsborough County, so building permits typically come from Hillsborough County Development Services. HOA architectural approval is separate from the county permit, and exterior projects usually need both. We handle the county side and help with the HOA package, but confirm current requirements with the county and your association before starting.

We had a great experience with Dean from Green Home Remodeling. He did our kitchen and master bathroom, and we couldn’t be happier with how everything turned out. Dean was easy to work with, always communicated with us, and the price was very reasonable. He did a great job and made the whole process much easier. We would definitely recommend him!

July 2026 · St. Petersburg

Green Construction built a new pool bathroom for us to compliment the new pool we are having built in St. Petersburg Florida. While a small project, an addition to the rear of the home, it still required all the requisite sub- contractors - foundation, framing, walls, roof, plumbing, electric, mechanical, paint, tile and cabinets. The cost was very competitive and fair. Dean managed the project and was fantastic -he communicated constantly with us, coordinated with his sub- contractors efficiently, dealt with St Pete inspectors professionally, and also coordinated with our pool contractor ensuring the bathroom addition was done on time, and it did not interfere with the separate pool construction project. The addition was done so seamlessly that you would never know there was an addition to the home. Dean is very personable , friendly and accommodating. We met each other for the first time at tye pre- construction meeting - strangers at first we have become friends. That is not typically to become friends with your contractor - and I think it speaks volumes about him and Green Construction I highly recommend Green Construction and specifically working with Dean !

FAQ

Bathroom Remodeling in Westchase: FAQ

Have a question we did not answer? Call (813) 536-3976 and talk to a project manager.

Can I take out the garden tub and still sell my Westchase home later?

Many owners keep at least one tub elsewhere in the house, often in a hall or kids' bath, which keeps the home appealing to families. A well-built walk-in shower in the primary bath is a feature many buyers look for. Our walk-in showers page shows the options.

Do you also update the hall and guest baths?

Yes. Doing two or three baths in one project often saves on mobilization and permitting. See our bathroom remodeling service and the bathroom cost guide for what affects the budget.

How far are you from Westchase?

About 4.7 miles. Our office is at 6601 Memorial Hwy in Town 'n' Country, and Hillsborough County typically issues the permit for Westchase homes; confirm current rules with the county.
