From demolition to finished: our Brandon kitchen

The photos from this Brandon project tell the story in two steps. During demolition the kitchen was taken down to bare walls and subfloor, with old cabinets and counters removed and the space opened up for new work. That stage is when we see the real condition of the plumbing, wiring and framing.

The finished room is a bright white kitchen with stainless appliances and a large island topped in quartz with a marble look. The range sits in the island under a hood, and the other side of the island has bar stools for seating. It turned the kitchen into the place where people gather. Island seating also replaced the need for a separate breakfast table, which freed up floor space in the rest of the room.

Is an island range right for your kitchen?

Cooking at the island faces you toward the room, which many Brandon families with open great rooms like. It does take planning:

  • Gas line or a dedicated electrical circuit run under the slab or through the floor
  • A hood sized for the cooktop, with ducting routed through the ceiling to the exterior
  • Enough clearance on all sides for traffic and seating
  • Heat-safe spacing between the cooktop and the bar stool side

Common Brandon starting points

Most of the kitchens we see in Brandon were built between the 1970s and the 2000s. The older block ranches have small, closed kitchens where opening a wall makes the biggest difference. The 1990s homes in communities such as Bloomingdale and Providence Lakes usually have a workable layout with oak cabinets, a soffit and laminate or tile counters, so the remodel focuses on new kitchen cabinets, quartz countertops, lighting and flooring.

Ask us about refacing versus new cabinets if your boxes are solid. If the layout is changing, new cabinets are usually the better choice.

Permits, HOA and distance

Brandon is unincorporated Hillsborough County, so kitchen work that touches plumbing, electrical or walls is generally permitted through the county. We pull the permit and handle inspections, and you should confirm current rules with the county. If you are in an HOA, check rules on dumpsters and contractor parking before demolition day.

Brandon is about 18 miles from our Town 'n' Country office, the farthest area we list, and we plan crew days around that. Our kitchen remodel cost guide explains what drives the budget.

Permits for Brandon projects

Brandon is unincorporated, so remodeling permits generally go through Hillsborough County's building services in Development Services, the same county office that covers our Town 'n' Country home base. We pull the permit as your licensed contractor and schedule the inspections. Confirm current requirements with the county for your address before work starts.

FAQ

Kitchen Remodeling in Brandon: FAQ

Have a question we did not answer? Call (813) 536-3976 and talk to a project manager.

Can I move my range to the island in my Brandon kitchen?

Usually, yes. It requires running gas or a dedicated circuit to the island and venting a hood through the ceiling. We plan and permit that work as part of the remodel.

Do Brandon kitchen remodels need a permit?

If the project changes plumbing, electrical or walls, typically yes. Brandon is unincorporated, so we pull the permit through Hillsborough County.

What does a full gut kitchen remodel involve?

Everything comes out down to the walls and subfloor, then we update plumbing and electrical, install new cabinets, counters, backsplash, flooring and appliances, and pass final inspection.
