The garden tub question

If your Brandon home was built in the late 1980s or 1990s, there is a good chance the primary bath has a large corner or platform garden tub next to a small stand-up shower. Most owners tell us they rarely use the tub.

Removing it frees up enough space for one generous walk-in shower with a bench, a niche and frameless glass. If you still want a tub, a freestanding one in a smaller footprint is another option. Either way, the drain and supply lines move, so we plan that before demolition.

Hall baths in older Brandon homes

In 1970s and early 1980s block homes, the hall bath is often a five-by-eight room with a tub and shower combo, a small vanity and a window over the tub. These rooms are tight, so layout tricks matter:

  • A tub-to-shower conversion with a bypass glass shower enclosure to save swing space
  • A wall-mounted or narrow-depth vanity to open the floor
  • Large format tile to make the room feel bigger
  • Replacing a window in the shower area with a smaller, higher one, or adjusting the tile and waterproofing around it

Planning for the years ahead

Many Brandon homeowners have been in their houses for decades and plan to stay. If that is you, a few choices made now make the bathroom easier to use later: a low or zero threshold shower entry, wall blocking for grab bars, a handheld shower on a slide bar, a comfort-height toilet and slip-resistant tile. None of these have to look institutional, and adding blocking during the remodel costs far less than opening finished tile later. Our tub-to-shower conversion guide goes into more detail.

Behind the tile

Leaks, soft subfloors near the toilet and mildew from weak exhaust fans are common in older Brandon bathrooms. When we open the walls we inspect the drain, supply lines and framing, install a continuous waterproof system in the shower area and run a properly ducted fan. Those steps are in the written proposal, not added later.

Permits, HOAs and getting started

Brandon bathroom remodels with plumbing or electrical changes generally need a permit from Hillsborough County, since the area is unincorporated. Confirm the details with the county. We pull the permit and schedule inspections. If you live in an HOA, check rules on dumpsters and contractor parking before work starts.

Our office is about 18 miles from Brandon. If you are also thinking about the kitchen, our Brandon kitchen remodeling page shows a recent project here. For budget planning, see our bathroom remodel cost guide.

Permits for Brandon projects

Brandon is unincorporated, so remodeling permits generally go through Hillsborough County's building services in Development Services, the same county office that covers our Town 'n' Country home base. We pull the permit as your licensed contractor and schedule the inspections. Confirm current requirements with the county for your address before work starts.

We had a great experience with Dean from Green Home Remodeling. He did our kitchen and master bathroom, and we couldn’t be happier with how everything turned out. Dean was easy to work with, always communicated with us, and the price was very reasonable. He did a great job and made the whole process much easier. We would definitely recommend him!

July 2026 · St. Petersburg

Green Construction built a new pool bathroom for us to compliment the new pool we are having built in St. Petersburg Florida. While a small project, an addition to the rear of the home, it still required all the requisite sub- contractors - foundation, framing, walls, roof, plumbing, electric, mechanical, paint, tile and cabinets. The cost was very competitive and fair. Dean managed the project and was fantastic -he communicated constantly with us, coordinated with his sub- contractors efficiently, dealt with St Pete inspectors professionally, and also coordinated with our pool contractor ensuring the bathroom addition was done on time, and it did not interfere with the separate pool construction project. The addition was done so seamlessly that you would never know there was an addition to the home. Dean is very personable , friendly and accommodating. We met each other for the first time at tye pre- construction meeting - strangers at first we have become friends. That is not typically to become friends with your contractor - and I think it speaks volumes about him and Green Construction I highly recommend Green Construction and specifically working with Dean !
